Single-Contract Restoration
Single-Contract Restoration keeps a water, fire or mold loss under one contract: the emergency work, the insurance documentation, and the rebuild, all delivered by the same licensed and insured general contractor across the San Antonio metro.
Most homeowners with a flooded or burned house end up dealing with three companies. One extracts the water and leaves. The claim becomes their problem to argue. A contractor is hired months later to put the house back, usually working from a scope written by people who never saw the damage. Every one of those passes is a place for the job to stop moving.
Put the whole loss on one contract
An assessment walkthrough, moisture readings, and the loss documented in the format your adjuster reads — before any demo starts.
The stages
Stage 1
Emergency mitigation
Water extraction, structural drying with air movers and dehumidifiers, and demo of unsalvageable materials. Moisture readings verify the structure is dry before anything is closed back up, which is a measurement rather than a judgement call. Getting this done inside the first two days is what keeps a water loss from becoming a mold job.
Stage 2
Insurance documentation and supplements
The in-house insurance department documents the full scope of the loss and submits supplements when demo uncovers damage that was not visible on day one. The crew that dried the structure is the crew that writes what it found, so the scope is not assembled by someone who never saw the house.
Stage 3
Mold remediation by licensed remediators, when mold is present
Remediation itself is performed by licensed mold remediators that Raging Bull coordinates, with containment, removal of affected porous materials, cleaning, and clearance documented. Raging Bull does not perform mold remediation. It finds and fixes the water source driving the mold, handles the demo and the structural drying, and stays the single responsible contractor through clearance.
Stage 4
Reconstruction
The same licensed and insured general contractor rebuilds: framing, drywall, paint, flooring and cabinets, finished to remodel-grade rather than patched. No second contractor to hire and no gap to manage.
What a single contract does not mean
One contract does not mean one pair of hands does every trade, and it should not be read that way.
Mold remediation is performed by licensed remediators
Raging Bull Contracting does not perform mold remediation. Where mold is present, the remediation is performed to standard by licensed mold remediators we coordinate, and clearance is documented. What stays with us is everything around it: the water source, the demo, the structural drying, and the rebuild. The contract and the accountability do not change hands.
Owner Rey Trevino has completed Goldmorr mold remediation system training. Remediation itself is performed by TDLR-licensed remediators we coordinate.
We are not a public adjuster
We document the full scope of the loss and follow through with the carrier for the homeowner, including supplements when demo uncovers damage nobody could see on day one. Raging Bull Contracting is not a licensed public adjuster and does not negotiate or settle claims for a fee.
Questions
- What is Single-Contract Restoration?
- It is the way Raging Bull Contracting handles a water, fire or mold loss: emergency mitigation, insurance documentation, and the full rebuild under one contract with one accountable contractor, rather than three companies hired separately.
- Why does the number of contracts matter?
- Each handoff is a place for a job to stall. A mitigation company extracts the water and leaves, the claim becomes the homeowner's problem, and a general contractor is hired months later to rebuild from a scope written by people who never saw the damage. Keeping it under one contract removes those gaps.
- Do you perform the mold remediation yourselves?
- No. Mold remediation is performed by licensed mold remediators that we coordinate, with clearance documented. We find the water source, handle the demo and structural drying, and rebuild after clearance. We remain the single responsible contractor throughout, but we do not perform the remediation itself.
- Do you handle the insurance claim?
- We document the full scope of the loss and follow through with the carrier on the homeowner's behalf, including supplements when hidden damage appears during demo. Raging Bull Contracting is not a licensed public adjuster and does not negotiate or settle claims for a fee.
- Who originated Single-Contract Restoration?
